A perimeter drain runs along the base of the foundation footing, sloped to a sump pit, and bedded in washed rock. It intercepts groundwater and surface runoff before hydrostatic pressure can build against the wall. Soil stays dry. Foundation stays put. Under-slab radon piping runs in the gravel base beneath the slab. It gives soil gas a path up through the structure and out the roof, instead of accumulating where people live and work. Residential and Commercial Drainage System Solutions

Exterior drains run along the outside of the foundation footing and are installed before the soil gets backfilled. They are the standard call for new construction homes and most commercial projects.

Interior drains run just inside the foundation wall and are the go-to for retrofits, basement finishes, and renovations where the exterior is already buried. Common in older homes, schools, offices, and multi-unit buildings being brought up to current standards.

Both systems do the same thing: collect groundwater into a perforated pipe bedded in washed gravel, slope it toward a sump pit, and let the sump pump kick it out and away from the structure.

Drain pipe has to sit below slab level, at the base of the foundation footing. That is where the water gets intercepted before hydrostatic pressure builds against the wall. In commercial structures, that pressure can shift the slab enough to disrupt mechanical systems and interior build-outs. In a basement, it shows up as water on the floor.

Long-term Radon exposure has been linked to serious health risks, which makes proper mitigation an important part of responsible building. With elevated radon levels common across the state, many new homes are required to include passive radon mitigation systems, and similar requirements are becoming more common across schools, medical buildings, multifamily housing, and commercial projects.

How Under-Slab Radon Piping Works

  • A perforated PVC pipe is installed beneath the slab in a gravel layer.
  • The pipe connects to a vertical vent that routes radon safely out through the roof.
  • Passive systems can be upgraded later with fans for active mitigation.
