Colorado’s expansive clay can swell to more than 110% of its volume when it gets wet. When that swelling happens beneath a foundation, the soil pushes up unevenly. Walls crack. Slabs heave. Drywall splits. The American Society of Civil Engineers estimates one in four homes in the United States has expansive-soil damage.
